For the preparation of plans suitable for one planning application and for preparing and submitting one application to the local authority (based upon having undertaken our own survey drawings). All amendments required by the planning dept. would be charged on time basis (at rates as set out below):

VAT is payable on all fees and is in addition to the following:

Survey Drawings

Preparation of measured surveys (per 50 sq.metres)

Planning Appraisals
To prepare a planning brief on the development potential of a site/building, to identify a scheme/development likely to be acceptable to the council, including sketch plans

Plans where applicable

£1,000.00

Please note that this does not include plans of existing buildings, any plans/sketches produced will be for illustrative purposes only.

Domestic Extensions (Undertaken individually)

The above are "typical" fees based upon standard construction methods. If extensions are more complicated (ie. with pitched roof on single storey extension) then additional fees will apply to cover the additional detailing required.

Where only a Building Regulations application is required, the total fee would be the sum of both the planning and Building Regulations fees, as the plans required for the planning application provide the basic layout plans required for the Building Regulations plans.

Fees will vary depending on individual cases and circumstances.

Outline Planning Applications
Fees vary with the site - the average fees for outline application:

Single dwelling house	£2,500.00
Multiple dwelling house	£3,000.00
Flats development	£3,000.00 upwards

Planning Appeals

By written representations	from £2,500.00

All the above fees do not allow for amendments to the plans nor to make inquiries to the council as to progress of applications and all such requests will be charged on a time basis using the following rates: (per hour)

Whilst every endeavour will be made on the client's behalf, under no circumstances can any guarantee whatsoever be given, as to the granting of planning permission or any other consent/approval, and the fees set out above will be payable irrespective of the eventual decision. All prices are subject to VAT and out of pocket expenses. As an alternative we are happy to provide quotes on a project by project basis.
