Outline Consent
Outline Planning Permission - is a useful way of establishing whether or not your building project is likely to be accepted in principle, without the expense of making a full formal application. Details such as type of materials, style, design, landscaping can be left until later, with the outline application dealing with basic principles of development such as number of units, car parking, site density etc.
Outline applications are only usually suitable for redevelopment schemes, such as for a single dwelling house right up to multiple blocks of flats, on both brownfield and greenfield sites. Change of use applications can never be submitted as outline applications, and most domestic and commercial extensions also require full planning applications.
We use our skill and expertise, gained from many years' experience in preparing and submitting outline applications to try to maximise our clients' development potential for their particular site. To this end, for most outline planning applications, in order to enhance the chances of success, we like to include within the application, various additional plans/sketches not strictly necessary for outline schemes, but which we know will make the scheme appear attractive and sensible as possible, to members of the planning sub-committees. Such additional information is naturally more expensive to produce than the basic requirements, but we believe our success rate confirms this. The value of your site depends on the success of optimum outline applications.
