Flat Conversion
Commercial developers frequently require the maximisation of a building's development potential by converting into the optimum number of self contained flats. We pride ourselves on having the skill and expertise to determine the optimum number of flats for a particular building, including layout and facilities provision, so to maximise the development potential.
We can also advise on ancillary detailing such as car parking, landscaping, amenity space, dustbin enclosures, etc. We have been advising clients on converting large building into flats for over 20 years with a great deal of success (for our Clients). In addition to the planning aspect there are other features to consider, in terms of structural elements, fire-resisting components, compartmental walls and floors, sound proofing and heat conservation, all of which need to be addressed. We are mindful that Developers will require these to be dealt with, not just with safety in mind, but also taking into account economy of construction materials and methods.
We were involved in the conversion into flats of a redundant church building in Highgate, London N6, in 1982, which was to our knowledge the first such ever conversion of a religious building into flats, and the forerunner of many subsequent conversion of religious buildings into alternative uses.
We are also well experienced at seeking and achieving planning permission for additional flats within roof space and/or upon existing flat roofs of existing building. We can visit your potential development site and advise. Our fees are charges on a time basis for a Partner & Chartered Surveyor.
